Social, economic and environmental aspects of building sustainable communities receive ample academic policy attention; far less is paid to finding financially models urban regeneration. This case study the Hattersley Estate in Greater Manchester, England, provides insights into an innovative approach financing estate regeneration via novel mechanisms planning gain, stock transfer tenure diversification, influenced by Mixed Communities agenda. In context enduring spatially concentrated deprivation, state withdrawal funding residualisation neglect public housing absentee landlord - together rendering renewal too expensive for conventional partners have instead sought leverage local land values a ‘self-financing’ method article describes how business model financialisation fix were conceived implemented Hattersley’s relatively successful regeneration; explores political-economic implications contradictions this financialised development trajectories; draws critical connections between research on financialisation, value capture municipal entrepreneurialism.
