In this study, the authors draw attention to world issue of implementing measures reduce energy consumption residential buildings. The statements international commission on importance need for a share non-renewable carbonaceous sources are given. Examples experimental design experience show active development subject in many countries. This helps identify main techniques used construction energy-efficient buildings - compact planning solution, highly efficient building insulation, “intelligent” engineering systems, heat recovery, use alternative and more. study defines with nearly zero these passive generation systems meet their own needs. provisions near-zero revealed: zero, intellectual, mobility, multitasking, environmental friendliness, adaptability, symbolism, artistry. identifies types formation options ensuring efficiency is "line", "cube", "perimeter", "tower", "structure". identified developed basic shaping tested pilot project multifunctional complex city Samara. As result, conclude that technical progress will allow come practice design, due intelligent solutions.
