Delivering common property in Chinese contractual communities: Law, power and practice

چکیده
This paper examines how common property is produced and delineated in contractual communities China. Shanghai, one of the most developed Chinese cities with a burgeoning housing market, used as case study. The research analyses power relations between land, construction departments within Shanghai district governments developers, specifically, during development phases land leasing, permission ownership registration. Drawing on theoretical framework new institutionalism, its conception path dependency urban space, article sheds light what has led to infringement homeowners’ by developers. In weak legal regulatory system for development, shirk responsibility each other, whereas developers hold considerable power. concludes that bears imprint dynamics set motion phase thus requires greater recognition.

The power law as an emergent property.
Recent work has shown that the power function, a ubiquitous characteristic of learning, memory, and sensation, can emerge from the arithmetic averaging of exponential curves. In the present study, the forgetting process was simulated via computer to determine whether power curves can result from the averaging of other types of component curves. Each of several simulations contained 100 memory t...
متن کاملUngating Suburbia: Property Rights, Political Participation, and Common Interest Communities
Most Americans no longer live in traditional communities. Instead, they live in suburban subdivisions littered with shopping malls, swimming pools, recreation centers, and private security forces. But improved living conditions, extra services, communal spaces, and increased property values come at a cost: we are now more segregated than ever. And in our isolation, the public realm eviscerates,...
متن کاملCognitive Lock-In and the Power Law of Practice
The authors suggest that learning is an important factor in electronic environments and that efficiency resulting from learning can be modeled with the power law of practice. They show that most Web sites can be characterized by decreasing visit times and that generally those sites with the fastest learning curves show the highest rates of purchasing. T he widespread use of information technolo...
متن کاملPower-law relations in random networks with communities
Most random graph models are locally tree-like-do not contain short cycles-rendering them unfit for modeling networks with a community structure. We introduce the hierarchical configuration model (HCM), a generalization of the configuration model that includes community structures, while properties such as the size of the giant component, and the size of the giant percolating cluster under bond...
متن کاملContractual Externalities and Common Agency Equilibria
This paper characterizes the equilibrium sets of an intrinsic common agency game with direct exter-nalities between principals both under complete and asymmetric information. Direct externalities arise when the contracting variable of one principal affects directly the other principal’s payoff. Out-ofequilibrium messages are used by principals to precommit themselves to distort their strategic ...
