Urban intensification seems to be a growing trend, especially in the context of severe land scarcity. Brownfields offer great potential meeting increasing demand for housing major cities worldwide. Redevelopment projects appear provide immediate solutions shortages that are being experienced due population pressures large metropolitan areas. The paper explores range factors property developers need consider their decision-making process when assessing viability brownfield redevelopments. This research, which employed comparative case study approach, and examined two redevelopments Auckland, focused on economic, social, environmental criteria were utilised process. Document analysis studies, site observations, semi-structured interviews with main data collection methods. results suggested economic aspects redevelopment most important during feasibility assessment proposed projects. Projects quick investment returns all stakeholders preferred choice developers. Brownfield significant invigorating local areas through urban boosts businesses encourages community revitalisation. concerns lowest priority little consideration is given reducing impacts or incorporating green building practices new developments. A shift from purely focus toward comprehensive approach developments needed ensure sustainable development cities.
