我が国のニュータウンは，開発から数十年が経過しており世代交代の時期に差し掛かる．本稿では，世代の転換期を迎えたニュータウンでは，同一都市圏であっても流入世帯のタイプによるセグリゲーションが起きていると仮説立てる．そして本仮説を紐解くことで，一括りのニュータウン再生論からの転換と各住宅地が対象とするべき具体的な居住者層に対する視座を得ることを目的とする．15歳年齢人口コホート比に基づくニュータウンの類型化の結果，主に流入している世代に違いが見られた．加えて，これらの類型ごとの空間的特性にも差異が確認でき，現代ではニュータウンのセグリゲーションが起きているとみられる．今後NTの再生を語るにおいて「世代交代」を目指すという文言をより細分化・具体化する必要があることを示した．個々のNTに流入する世代を適切に捉えて世代に即した施設やサービス，住居環境の整備が必要となる．
