本研究は、時間・空間が多様な同程度の密度の地区を複数比較して、その密度を形成している地区の実態を明らかにすることに加え、過去の人口密度、市街地状況を比較して、市街地の変容の要因について検討し、人口密度を計画指標・評価指標とすることの意味を再考することが目的である。 37地区の昭和45年と平成２年、平成27年の宅地率や住宅用地率などを比較した結果、密度変化をもたらした要因について、密度増加では、宅地化の進展や、共同住宅の棟数の増加、高層化、大規模化が挙げられ、密度減少では住宅用地の用途変化、世帯分離などによる人口流出、自然減が挙げられた。 自治体が人口密度を計画指標・評価指標とすることは将来の都市像を示すことである。この内容は、本研究の分析結果を踏まえた上での指標値であることが望ましい。
